ReplyDeleteI too have invested in plots in the Arrow Manhattan city. Almost all the money paid which they collect promptly but since 2007 they are postponing it to "next year" which never comes. Also, the only progress is that they are making a boundary wall and a few brick structures looking temporary shelter for the workment at site. No real progress till date. The land extends from Pen to Pooran 150 acres which will take at least a decade ,more if they continue at present speed. Hopelessly slow!

At present I would not say that there is much of commercial development happening nearby. But sure in future it may boom..if interested one should carry on by investing now..

Are you with Arrow city? I too have invested in plots and paid the whole amount which was happily taken without informing of the delays. It has been only promises of 'next year'. Now they say another one and a half year. I have faith in the project but delays make me a bit jittery. Why so slow? Why are they not posting anything on their website about progress on plots? Every time we have to speak to a different salesman in the office to get a different response. So I start having doubts. A good thing would be to keep the investors in the loop by posting information on the website about progress. We who have invested in plots want to know about our plots and not about buildings. They are doing newer projects about building flats but what about delivery of plots that were promised to us 2 years ago. It has been a delay after delay.

ReplyDeleteI came across this blog while searching for updated info on Arrow city project. I had also booked a plot in this project in 2007. There was some progress then and I have already made the requested installment payment (which is close to half of total cost). Since past few years there has been no demand for any further payment and the work has come to standstill. They have got more focused into flats and going full throttle with ads and accepting bookings. I have also read the complaints of this project on various forums. I have already lost a good amount as they are not ready to return the money already paid and i can only wish that in future this project works out. Various investors who bought the plots few years back are still trying to get out of this project. The company promises to return the money in 6 months and after deducting 20% amount. Many people who have requested for returning their money have not yet got it. Please be CAREFUL. Use your judgement and make sure you verify all the documents and visit the site before parting ways with your hard earned money.

I have read all above comments and would like to caution investors that this project would only be a reality if government of maharashtra give them the salt lands. These lands are owned by government of maharashtra. Investors should ask for documents of the lands included in this project.

well no doubt the work progress is very slow and for mr.PRAVEEN GUPTA,MGR MATERIALS ,HPCL. according to me u could have got 4 to 5.5% discount on your 3 bhk if u are paying in easy installments. (if u pay 100% down payment, then the discount is 10%, official) , u said u got it for 18lacs and official 3 bhk rate is 17,99,999/- so where is the discount, i think u didnt get one.
arrow city manhattan people needs money for their project to go faster towards completion and thats the reason they would have given u good discount no matter if its installments or down payment . if u would have tried a little bit, a u could have got something for your car as well. dont mind, but still its good.

Since last 3 yrs whenever I enquired , they said construction will start in 2 months, but in 3 yrs just entrance gate, nothing else. The project have not yet received any approval from any bank for home loan.I seriously doubt if they have approval for the project and have they acquired the said land? After you do the booking with them ,you never receive any query replied by them, neither any update on the project progress. I suggest to be very cautious before investing with them. Wait for the bank approval for their project before investing.

ReplyDeleteI live in Navi Mumbai but have never heard it. In any case, Pen is quite far from Mumbai/Navi Mumbai, if you are planning to acquire a property with the intention of living close to either of the cities.
While I can't comment on the bonafide of the promoters of this paricular project, I would like to caution you about scores of fly-by-night operators who are out to swindle investors of their hard earned money through dubious projects. There are, however, a few reputed ones too, who deliver what they promise. So please do your home work before investing in any scheme that sounds too good to be true. They may just be!

ReplyDeleteHaving moved recently from Navi Mumbai the following is the info. that I can share -
1. Arrow city Manhattan is most likely a dubious bid by the builder / developer to entice HNI to invest. It made a lot of noise couple of years back and now is not to be heard of as much. They were dependent of the trans-harbour link (MTHL) + NM airport to fructify but the latest is that MTHL has been put on the back burner by the govt. until the airport issues gets full environmental clearance. So avoid Arrow city.
2. There are so many high rises being built in Navi Mumbai that it is insane to see so much construction. One good area is the Palm beach marg which has great views of the Elephanta islands & the Thane creek & Arabian sea.
3. Another great development is Kharghar with the area near the central park, Golf course & ISCKON as one of the better ones there.
4. All the above areas have plenty high rises and few independent houses. If you really search then you might find very few in Kharghar or Vashi or even further in Panvel. I doubt if any of those would be brand new ones.
5. If you are looking for brand new independent housing like a second / weekend homes then you might need to go farther than Lonavala as Lonavala has been greatly abused and not worth investing. Some places worth considering are Talegaon, Lavasa, Pavna dam i.e. towards Karjat and then towards Kasara you could look at Khardi, Igatpuri, near Shahapur and then near Nashik. With the expressway nearing completion between Nashik & Mumbai the travel would be a lot comfortable.

Now that the Navi Mumbai Airport Project has received a green signal from the Maharashtra Chief Minister Prithviraj Chavan, Civil Aviation Minister Praful Patel and Environment Minister Jairam Ramesh; the property owners and the real estate owners in Navi Mumbai are much elated with the realty boom in Navi Mumbai. The property prices are expected to touch the skyline even though the work for the proposed Navi Mumbai Airport Project is yet to commence. There are presently many upcoming properties in and around Navi Mumbai. Few of the notable include ongoing constructions at Kharghar, Kalamboli, Nerul, Panvel, Vashi and Airoli. Every single town of Navi Mumbai is prepared to gain with the realty boom in Navi Mumbai and the property prices are expected to soar further with the upcoming Navi Mumbai Airport Project.
ReplyDeleteBut it's not just the upcoming projects that would gain from this realty boom in Navi Mumbai; but even the existing property owners including the 1 BHK flat owners, 2 BHK flat owners or even a small piece of land owner are equally going to gain from this realty boom. A 1- BHK Flat which otherwise would have cost no more than Rs. 18 lacs to Rs. 20 lacs in a city like Airoli or Vashi has seen prices accelerating to Rs. 35 lacs to Rs.40 lacs within these one year, thanks to the then proposed Navi Mumbai Airport Project. Same is the case with a 2 –BHK Flat. A regular 2BHK Flat or an apartment which otherwise would have cost not more than Rs.35 lacs to Rs.40 lacs have accelerated to a whooping Rs. 65 lacs to Rs. 70 lacs. In a similar manner, a normal 100 sq.ft shop which would otherwise cost somewhere around Rs.7 lacs to Rs.10 lacs has seen a considerable raise ranging from Rs. 20 lacs to Rs.25 lacs.
The fact remains unchanged that this had been a known fact by the Navi Mumbaikars as well as the people living in the neighborhoods. The fact that remained unchanged despite of many assumptions, was that the 2nd Airport for Mumbai was going nowhere other than Navi Mumbai. There have been many assumptions and proposed sites where the 2nd airport could have otherwise been shifted, but the airport site at Kharghar was the best option; provided the Green Concerns related to the Environment had been sorted out.
Cities in Navi Mumbai that already have and are in the process of experiencing a considerable realty boom are Kharghar, Vashi, CBD Belapur, Kalamboli, Panvel, Nerul, Airoli, Seawoods, Palm Beach Road, Ghansoli, Rabale etc to name a few. Few upcoming top most residential constructions that are been carried out in Navi Mumbai include the Suntech – Piramal Construction of 30 storey 2BHK Apartments in Airoli, Arihant Aradhana at Kharghar, Prathamesh Construction's upcoming project in Kamothe, Akshar Developer's Valencia at Kalamboli, Akruti Group's Silicon Tower at Vashi etc to name a few. Additionally there are many commercial premises and educational hubs that are present in Navi Mumbai and few more are expected to come up in these couple of years.
This group (Arrow Engg.) is banking and marketing this project on the basis of hypothetical plans which may or may not materialize. I visited the site 3 weeks ago and they've been calling me virtually every day but I don't answer. Here is the reasons why:
ReplyDelete1. Ads have been floating since 3 yrs now but there is no construction done on the site yet
2. They always keep talking about the Sewri-Nhava Seva bridge, new airport & the high speed jetty service which is not yet in place (hypothetical so far)
3. Cost of the property has gone up in the last 3-4 yrs but there is no construction done (except for 1 sample flat on the ground floor)
4. Marking of plots not done on actual site. This makes it difficult for me as an investor to trust these people. In the end, they might allot me just another plot!
I'd say stay away from this project. There are many better investment opportunities at places like Karjat, Shahpur, Alibaug, etc. where you get to see the actual plots.

1. Site manager took me around the Project site.
2. Entire villagers have been relocated in nearby mound.
3. Three Bungalow are under construction which I went inside and had a look.
4. Met a new Site Engineer who said that he is from Alibagh.
5. Site manager informed that this is the last harvest by local farmers and construction work will start by December.
Picture looked bright from my visit and so let us wait and see.

I will request all the investors to please visit Talathi offices of village Kandale, Wadkhal, Dhondpada and Odhangi and ask for village map and see in whose name the 7/12 extracts of the land stand. The lands where Arrow Company is planning to construct their project are mostly salt pan lands. Salt pan lands are owned by government. Salt pans are owned by salt traders of Pen city which includes names like Dharkar and Deo, etc. These salt pan owners have in their employment some managers. These managers have sold possession of salt pan lands to Arrow Engineering Company. These managers and goondas of Arrow Company are threatening salt pan owners and trying to snatch these salt pans from them by using muscle power. Many litigations are to certain in respect of these lands. Most of the plots of salt pan lands are within proposed arrow project. HENCE INVESTORS ARE CAUTIONED HEREWITH. THEY ARE ADVISED TO ASK FOR REVENUE RECORDS OF THESE LANDS.

I already invested money in this project.
But here you are misguiding us that airport is not going to happen in panvel like this myths.
For all update, I am directly in touch with Arrow office, Rather than misguiding any thing.
Right now I am out of mumbai, As I will be in Mumbai, I will be meeting Arrow Management personally for this. If required we can file RTI, But without any proof just misguiding us and scaring all investors doesn't make sense.
Those who feel doubtful, they should ask for refund immediately.
For airports facts, I want highlight to all. Navi Mumabi prices and projects are now sky touching.
Indiabull panvel, hiranandani,etc many projects and other all investments happened in panvel. So haev a look on that, Builders are not mad to invest money in panvel and promoting project on basis of airport. Since Builder lobby is having direct access to Govt. decision prior than normal persons. So I dont believe this statement.
I also hope, everything should be in investor favour, Since we invested money with some plans and its our hard earned money.
I am not against anyone and not with anyone in person.

Whoever like me have invested have to pay the brunt now, but new investors are surely advised think twice before you do so.

It is wrong to say that salt lands at Pen are owned by government. These lands are in the possession of salt cultivators since unknown time. They were at the mercy of cruel salt officers and opportunistic salt traders. They are used to be deprived of their fundamental constitutional rights due to this unethical association between salt traders and salt officers.

Having read all the above comments, in details I am really confused. I don't understand is there no one among the Investors, who can use his Good Offices from Maharashtra State Mantrayala & verify regarding the genuineness of the Project. Till this time I had not been asked to pay the further Installment, & since there no progress on the site it was natural to have doubts. Only this month I have been asked to pay further 10% amount as 2nd installment. But now I am really cautious whether to release the 2nd Installment as demanded by the Co. & also should I withdraw from this Project??
At present, there is some excavation work, which seems to have been taken up recently due to lot of resentment amongst Investors, in addition to a sample Flat & some portion of Boundary Wall. In case, everything would have been on right track, some 10 to 20 buildings would have been completed by this time & possession handed over....
I feel one must think ten times before Investing on this Project.
Dont pay 2nd installment until the builder shows you all approval papers and execute the agreement. I don't think they have got all necessary approvals to start the construction work. Further if you notice their advt in HT, it is said that "SITE DEVELOPMENT STARTED".

Good to see something positive!! Yesterday I visited the location, Construction Work has started- I could see foundation work going on at site, Local staff is confident of finishing the work in next 2 years or so, Though seniors at site were busy playing cricket and very limited workers on job, Have decided to visit the site as frequently as possible for my own peace of mind.

Go get an RTI done your self. If you do not know how to file it, google it. You have lakhs to invest but not Rs 100 for RTI form.
2) As again mentioned above, looks like its only fools who have invested in this project and have no contacts what so ever to get the details verified.
Arrow promoters might not make good money because they are smart, but they will make money b'cos u r fools.
PS: Did they launch their company on 1 April?

No good news are coming out here. Future of Arrow city is dark. I have booked one flat in Arrow city but after checking this site i immediately stopped the payment. Now i feel lucky i saved my hard earned money.

ReplyDeleteWe can see the construction site photos on Arrow city website too but, the question is will they really do this time, I mean will they really complete construction of the buildings which they have started in given time and in sooner time will they carry out registration process for Flat as well as for plot which we buyers have purchased from them. I have bought a flat in their project and had made 10% payment for 2BHK, now i will visit the site in coming days and then only can decide whether the further payments should be made or not.

hi, i have bought two 300 sq yard plots in the arrow city manhatten in 2008. the big question is legality of the project, and if they have started building the buildings for the flat then it is a good news. they are investing so must be clesr, else a pure land base scheme is dangerous if builder in not investing.
ReplyDeletethe four long term promises were MTHL, mumbai trans harbour link, which is under process and amiguity of mmrda and msrtc has been resolved and given to mmrda, it may see light of the day in coming one- two year and take another 05 years to complete.
second is airport, which has been cleared with some ammendments saving the marshy land and since it is in private hands so will be up and ticking soon is 03- 04 years.
the third was reliance SEZ, the biggest bet because of which arrow city was planned to provide the manpower to SEZ, mukesh ambani took lecture of real estate developers. but sadly it has been scrapped, the reliance is not returning the land which it has acquired, saying it will build small SEZ, god knows what will happen. one other big problem is irrational farmer in the area, who dont give land for any thing, they are fighters and have made a political party to oppose SEZ, and refernadum was done and sez was scrapped. has reliance aquired 75 percent of land rest govt would have acquired and given to them but they could only acquire 30 percent or so.
navi mumbai SEZ is on track and will be functional. can see see NMSEZ website, since govt is too involved in it so no land acquiring problem.
rewas port, the jetty story , it is a private port, which belongs to RIL, it was planned with SEZ, but since SEZ gone the port has been put on back burner by RIL. it is a good port with deep draught and good potential, it will eventually come up once reliance get foot hold on land, else the land price will go up for them.
the big companies are aquiring land banks in the area, as soon as the MTHL is announced this area will be a hit, and MTHL lost track due to fight between anil ambani and mukesh ambani where anil ambani co qouted too low to spoil the mukesh ambani plans to build MTHL, now it is again going to happen soon.
the point i am making is the area has huge potential, and it can get into a fast track development soon with announcement of MTHL.
but the big question is whether the arrow city is legal and has necessary clearances. little delay is understood, 2008 world crashed, so did this project, then it is coming up with slow speed, but it will be all fine if flats are sold off and the project comes up now, but legality is in question.

An RTI application would help you know if the Arrow construction site work, lands bought by the builder through proper means is not ? and all dealings is legal or not. This idea was given by High court during a ruling given against the Navi mumbai construction for Green Heritage at kharghar who exceeded FSI given to them.

Arrow City Manhattan? No land! No Government Approval! No Proof!
ReplyDeleteThere has been a lot of doubts and questions raised about the status of the Arrow City Manhattan - Panvel/Pen project. There has been no development at site for more than FOUR years. The promoter has not been sharing any information about the project – proof of purchase of land by the Company, approval of building plan by Alibaug Town Planning Department, and all other clearance related issues. There are news about the project being scrapped, although public continue to show interest and make bookings due to huge advertisement and publicity. The company has not been forthcoming about it work schedule at site. The Company sales representative has shown an 7/12 extract of land in the name of the promoter and not in the name of the Company. The Arrow City approval of 2008 is too old a document to understand its current status. It may have been scrapped subsequently. There was another document, known as search report for a piece of land by a private advocate. All these documents mean nothing in real terms. The company has started booing flats for 18 story buildings without even submitting a building proposal for approval to the Government. After waiting for a couple of years, many investors have cancelled their bookings and taken the money back. The company is in profit in every way as it deducts 20% of the money. These are some of the information we received from company sales representative orally and for spot viewing of irrelevant and misleading documents after repeated requests. These do not reflect on the status of the project. There is little hope and serious doubt, that the Company is not serious and sincere about executing the project. Our investment will then be just lost. Please wake up and ask for proof from the company.
Please write a letter to the company and send by registered post with acknowledgement due asking for the following documents:
(1) Copy of 7/12 extract of land on which the your building or plot is to located
(2) Copy of Building proposal approved by the Town Planning Department, Alibaug
(3) Allotment letter for your Flat/Plot
(4) Copy of draft agreement for sale for registration of your booking (this is required to done on booking itself to protect your investment)
(5) Copy of any latest approval or communication from any government department

I booked a plot in beeta sector-6 in 2008. I paid almost 90% of the money in emi scheme (by the developer). I am yet to get the plot registered in my name. I am still keeping faith in the project as there is a huge potential of development in the area. It seems, the developer has taken a huge risk in the project anticipating Reliance Mahamumbai- SEZ, Navi Mumbai Airport and MTHL. The developer has not run away from the project as we can see the happening in the area (arrowcity-manhattan). The clarity of acquisition of land by arrow city is not there. That is why financial institutions (HDFC, ICICI SBI, LICHFL etc.) are not approving and giving loan for this project. The risk the developer is taking is naturally passed on us. Let us wait and watch. But there is a huge development potential in this area in the years to come.

Is it true? Also when I asked about an area for fire fire exits in high rise buildings ... their executive said that he was not aware about any such thing :(
ReplyDeleteHi I have bought a flat at Arrow Manhattan, last week I visited belapur office where i met Mr Satish Sharma and i asked about the progress,he told there is a dispute going on with the farmers for the aquisition of land but will be cleared in next 3 months. I told him to take me to the site for viewing the progress,he refused me to take to the site and insisted me to buy a plot in nasik which would gurantee the security. I found him little suspicious and asked him i want to meet the managing director,h said Md Mr vineet Malhotra stays in Bangkok for their new manhattan project in Bangkok. He guided me to the Director Mr Shrikant, who has some communication problems,could not help me.Pls do let me know whether this project is real or fake.

ReplyDeleteThanks a lot for your support.We have been working very hard on development front. The access road work (apprx. 29 kms) has been done in Beta Sector (plot area). We are planning to start registerations once permissons are granted by the government this might take couple of months more as along with already taken permissons and already submitted we have to apply to cidco airport township authority , which we would be able to apply only once development plan of cidco is approved by the government of maharashtra .we will inform you in advance for the same as we are going to send newsletter to all of our clients by end of next month regarding development plan of coming six months.
Sample bungalows are ready at site. Construction of seven buildings is also going on at site .We have also set up a factory for hollowcore Slab machines , sewerage pipe for plot machines etc and all machines have come to site and we plan to commence production by next month at site..Once again thanks a lot for being with us.Please revert in case of any query and visit me at site on any working day.

ANTICIPATORY BAIL APPLICATION NO. 1452 OF 2016
Anticipatory Bail Applications are filed for relief of anticipatory bail in Crime No.15 of 2016 which is registered in Wadkhal Police Station, District Raigad, for the offences punishable under Sections 420, 409, 34 of the Indian Penal Code and Sections 3, 4, 8, 11, 13 and 14 of Maharashtra Ownership Flat Act, 1963.
Important Details of the order are as Below : ( Full order is available on Bombay High court website )
• In the year 2007 when the amount was accepted by the Applicants from thousands of persons, no project was in its place. Even the proposal of the project specifying the properties was not there and due to that it can be interfered that there was intention to deceive only to collect the money.
• There is no record produced by the Applicants even when interim protection was given to them to show that account of the company was opened and the money collected was deposited in the said account. On this the learned Counsel for the Applicants submitted that properties were to be purchased and so the amount was not kept in such account.
• In brochure which was prepared subsequently the total area of the land which was to be used was shown as 1545 acres but not even 10% of this amount was owned by the company. Even in the proposal considered by the concerned department of this company in the year 2009 it was shown that the land to the extent of only 5.6% was purchased. The land to the extent of 29% was to be obtained from the Government under lease which was not possible and some land was to be procured from the Government which was 22.2%. Thus when no land was fixed for the development and creation of the township, money was collected.
• Even when it was clear that development of the property was not possible after the year 2013 as the CIDCO was the authority, attempt was made again to deceive the persons who had paid the amount by asking them to execute agreements of joint development
• It was submitted that indirectly Vineet Malhotra has deceived in one more way. One property was purchased in the name of Vinit Malhotra for the consideration of Rs.38,00,000/in the year 2010 and the some property is shown to be sold to the company for the consideration of Rs.1.60 crore in the year 2013. This circumstance again shows that whatever money was collected from poor persons was obtained directly or indirectly by persons like Vinit Malhotra.
• Custodial interrogation is a must and only after custodial interrogation the amount which is collected by deceiving the persons can be recovered and that can be done even by attaching the properties of the company and the Applicants. It appears that the provisions of Maharashtra Ownership Flat Act, 1963 are also used in the present matter.
• Before publishing the project and accepting the money, it was the responsibility of the persons like Applicants to anticipate all these things and then prepare project on the basis of the land which was actually available. It can be said that there is not a single document with the Applicants to show that such procedure was followed. This circumstance shows that right from beginning they had the intention to deceive. They have actually used the public money by not showing that money in the account of company. This is nothing but misappropriation of the money entrusted to them.
For the reasons already given this Court holds that discretionary relief cannot be given to the Applicants in Anticipatory Bail Application No.1452 of 2016 and their Application stands rejected. Adinterim relief, if any, granted in their favour stands vacated.
